IPS specializes in the buying and selling of homes in deed-restricted and condominium communities. As a leading HOA and Condo property management company, we know the unique characteristics of these special communities. Whether new construction or existing homes, IPS has the experience you’re looking for.
Communities with open space and amenities, like pools and club houses, are generally governed by a formal association that sets standards and manages maintenance services. Residents are responsible for knowing the rules and paying a monthly, quarterly, or annual association fee. Additional assessments may be charged to cover unexpected circumstances or build a reserve fund.
Condominium units are owned outright, and the owners of the individual units are members of the condominium association, which collectively owns the common areas of the property. The association is responsible for such areas as the exterior of the building, the roof, corridors, lobbies, laundry rooms, etc. A property management company is hired to coordinate the maintenance of these areas and collect association dues.
We Know the Details
Whether you’re ready for a bigger place, or looking to downsize, our agents are fully licensed and up to date on current market conditions. They can help you navigate the sometimes-confusing process of governing documents and deed restrictions. They’ll explain such terms as DUCIOA, ALTA, Deed of Restrictions, and what your responsibilities are as part of a Homeowners or Condominium Owners Association. Once an agreement of sale is accepted, we’ll make sure all the required paperwork is prepared for settlement.
