Homeowners Associations

Communities with open space and amenities, like pools and club houses, are generally governed by a formal association that sets standards and manages maintenance services.  Residents are responsible for knowing the rules and paying a monthly, quarterly, or annual association fee.  Additional assessments may be charged to cover unexpected circumstances or build a reserve fund.

Condominiums

Condominium units are owned outright, and the owners of the individual units are members of the condominium association, which collectively owns the common areas of the property.  The association is responsible for such areas as the exterior of the building, the roof, corridors, lobbies, laundry rooms, etc.  A property management company is hired to coordinate the maintenance of these areas and collect association dues.
